What the NC Home Insurance Rate Increase Means for Charlotte Homeowners

If your Charlotte homeowners renewal went up, the statewide rate settlement is a big part of the reason. Here's what changed and what you can do.

What happened

The NC Rate Bureau, which represents insurers, asked the NC Department of Insurance for a 42.2% statewide average homeowners increase. In January 2025, Insurance Commissioner Mike Causey announced a settlement instead:

  • June 1, 2025: 7.5% statewide average base rate increase
  • June 1, 2026: another 7.5% statewide average increase

That's roughly 15% over two years. Under the settlement, the Rate Bureau can't file for another homeowners increase before June 1, 2027. The largest increases went to coastal beach territories, so Charlotte-area homeowners generally saw changes closer to the statewide average, though your territory and carrier matter.

Why your bill might have gone up more

  • Higher dwelling coverage. Many carriers raise your dwelling limit at renewal to keep up with construction costs, which raises the premium too.
  • Consent to rate. NC lets carriers charge more than the filed rate if you sign a consent form. If you see one, compare other carriers.
  • Carrier-specific changes. Discounts, underwriting rules, and claims history all affect price.

What Charlotte homeowners can do

  1. Shop about 60 days before renewal. That gives time to switch with no gap.
  2. Have your details ready. Roof age, year built, square footage, and dates of updates to electrical, plumbing, and HVAC. This matters in older neighborhoods like Dilworth and Myers Park.
  3. Compare the same coverage. Match dwelling limits, deductibles, and liability before comparing price.
  4. Ask about bundling and protective devices. Discounts vary by carrier.
  5. Think about flood separately. If you live near one of Charlotte's creeks, a flood policy isn't affected by this settlement and may be worth adding.
